JLL Takes Advantage of Advanced Manufacturing Wave in Tustin Redevelopment

JLL is handling leasing for New American Funding's transformation of an office into an industrial site.

Orange County (OC) is experiencing intense, targeted demand from advanced manufacturing, aerospace and defense firms, which are drawn to OC's unmatched engineering talent.

Louis Tomaselli, JLL executive managing director, said these high-tech occupiers are in a flight-to-quality for a scarce product: buildings with heavy power, modern specs and a deep amenity base to satisfy their talent.

"This demand is creating significant velocity for the right kind of projects, pushing the market toward a more balanced condition far sooner than many expected," Tomaselli told GlobeSt.com.

In Tustin, California, New American Funding is beginning demolition of an 84,000-square-foot office building to transform the site into a new 103,566-square-foot Class A industrial building with 8,000 amps of power, ideal for advanced manufacturing firms. JLL is handling leasing for the project at 14511 Myford Road, which is located minutes from Interstate 5 and the 261 Toll Road State Route.

The full power at the property is available at move-in day with no phasing. There are also 36-foot clear heights, 12 dock-high loading doors, two ground-level loading doors, 10,800 square feet of office space, parking and a fully secured yard.

The building is designed from the ground up for companies that need power infrastructure, precision-engineered clear heights and a facility that can keep pace with the speed of advanced manufacturing.

Completion of the building is scheduled for Q2 2027.

According to a recent JLL report, Orange County is becoming a leader in next-generation defense technology and aerospace, thanks to its proximity to Los Angeles' venture-driven ecosystem and San Diego's life sciences cluster.
